Not price per square foot, but wellness per square foot.

As Dubai’s property market continues to evolve, there has been a growing emphasis on wellness — a concept that has become a new buzzword across the city’s real estate landscape.

Before Covid-19, wellness was not a widely popular concept in property development. However, it gained remarkable traction during the pandemic as residents in Dubai and across the UAE began to recognise the benefits of wellness-focused living. As a result, wellness-oriented projects were quickly snapped up by investors.

Developers are now moving beyond traditional offerings such as gyms and swimming pools. New projects are incorporating features like therapeutic spaces, antibacterial tiles and paints, UV-protected windows and doors, Himalayan salt caves, and even tap water enriched with Vitamin C.

Dubai property activity jumped 21.5% this week | Weekly Market Analysis 14-Sep-2026

Dubai’s real estate market recorded AED6,931.6 million in ex-land transaction value during Week 37, up 3.3% from AED6,709.7 million in the previous week. The off-plan market remained the largest contributor, generating AED3,775.4 million, equal to 54.5% of total ex-land transaction value. The ready market contributed AED3,156.2 million, representing 45.5% of the weekly total. Transaction activity strengthened more noticeably, with 4,449 total transactions including land, compared with 3,663 last week, an increase of 21.5%. Sales transactions, including land, rose from 2,712 last week to 3,238 this week, up 19.4%. Land activity was also significant, with land transactions reaching AED3,943.4 million during the week.

Dubai’s real estate market recorded AED1,319.77 million in transactions on 11 September 2026. Off-plan properties generated AED800.17 million, contributing 60.6% of total transaction value, while ready properties accounted for AED519.60 million, or 39.4%. Off-plan activity exceeded ready-market transactions by approximately AED280.57 million. Land transactions reached AED756.41 million for the day.

Business Bay overtook Palm Jumeirah as Dubai’s busiest prime property address in August, as branded residences attracted luxury buyers to areas beyond the city’s traditional high-end neighborhoods. Business Bay recorded 14 prime transactions during the month, ahead of Palm Jumeirah with 10 and Downtown Dubai with eight.
