Market Insights & Outlook
Week 44 demonstrated an improvement in Dubai's real estate transaction activity, with total ex-land value increasing 8.2% to AED6,359.8 million, compared with AED5,876.4 million the previous week. Total transaction numbers, including land, rose 4.9%, while sales transactions increased 5.6%, indicating growth in both transaction value and activity.
The key development was the nearly equal contribution of off-plan and ready properties. Ready transactions accounted for 50.3% of ex-land value, narrowly exceeding off-plan activity at 49.7%. Flats remained the leading property category across both segments, contributing 65.5% of off-plan value and 69.3% of ready market activity.
Transaction type analysis further highlighted the differences between the two markets. Off-plan sales accounted for 89.5% of segment value, while ready properties showed a considerably higher mortgage contribution of 34.4%. This distinction reflects the different transaction structures supporting new developments and completed properties.
Land transactions totaling AED5,019.8 million, including the AED600.0 million transaction in Barsha Heights, added another significant dimension to the week's property activity. The combination of higher weekly transaction value, increased sales activity, and a balanced contribution from off-plan and ready properties points to continued market participation across multiple segments of Dubai's real estate sector.
