Market Insights & Outlook
Apartments remained Dubai's principal transaction driver, generating a combined AED 753.65 million across off-plan and ready properties, representing 69.0% of total market value. Villas followed with AED 282.99 million, contributing 25.9%. Together, these two residential categories accounted for approximately 94.9% of recorded transactions by value.
The ready market's 55.2% share highlights its stronger performance during the session, particularly in the villa category, where completed properties generated AED 172.25 million, compared with AED 110.74 million in off-plan villa sales. Meanwhile, off-plan transactions remained heavily concentrated in apartments, which represented nearly three-quarters of the segment's activity.
Overall, the day's performance reflected a market led by ready residential properties, supported by substantial apartment transactions and a meaningful contribution from completed villas. While off-plan apartments continued to attract significant transaction value, the greater contribution of ready properties illustrates the importance of the secondary market within Dubai's broader real estate landscape.
