Dubai Real Estate Transactions as Reported on the 11th of September 2026

Dubai’s real estate market recorded AED1,319.77 million in transactions on 11 September 2026. Off-plan properties generated AED800.17 million, contributing 60.6% of total transaction value, while ready properties accounted for AED519.60 million, or 39.4%. Off-plan activity exceeded ready-market transactions by approximately AED280.57 million. Land transactions reached AED756.41 million for the day.

Off-Plan Market Performance

Total Value: AED800.17 million
Share of Total Market: 60.6%

Flats remained the dominant source of off-plan activity, generating AED528.99 million and accounting for 66.1% of the segment. Commercial properties were the second-largest contributor at AED134.23 million, representing 16.8%, followed by villas at AED112.71 million, or 14.1%.

Hotel apartments and rooms generated AED24.24 million, contributing the remaining 3.0%. The distribution shows that while apartments continued to lead comfortably, more than one-third of off-plan value came from other property categories.

Share of Total Market: 39.4%

Flats also led the ready market, with AED355.59 million in transactions representing 68.4% of total ready-property value. Villas contributed AED101.68 million, or 19.6%, giving the residential categories a combined share of approximately 88.0% of ready-market activity.

Commercial transactions reached AED58.83 million, accounting for 11.3%, while hotel apartments and rooms remained limited at AED3.50 million, or 0.7% of the segment.

Market Insights & Outlook

Apartments remained the market’s principal driver, generating a combined AED884.58 million across off-plan and ready properties and representing approximately 67.0% of total transaction value.

The clearest feature of the session was the strength of the off-plan market, which captured 60.6% of activity and exceeded ready-property transactions by AED280.57 million. Importantly, that lead was not driven by apartments alone. Off-plan commercial properties and villas together generated approximately AED246.94 million, indicating meaningful activity beyond the core flat segment.

The ready market remained more residentially concentrated, with flats and villas accounting for approximately 88.0% of its total value. Overall, the day reflected a market firmly led by off-plan activity, while sustained transaction value across both apartments and higher-value non-apartment categories pointed to relatively broad participation across the property spectrum.

Dubai’s real estate market recorded AED6,727.9 million in ex-land transaction value during Week 35, down 6.1% from AED7,161.3 million in the previous week. The ready market emerged as the main driver, generating AED4,183.8 million, equal to 62.2% of total ex-land transaction value. The off-plan market contributed AED2,544.0 million, representing 37.8% of the weekly total. Transaction activity also declined, with 3,159 total transactions including land, compared with 4,427 last week, a decrease of 28.6%. Sales transactions, including land, fell from 3,429 last week to 2,188 this week, down 36.2%. Land activity remained significant, with land transactions reaching AED4,043.5 million, equivalent to around 60.1% of the week’s total ex-land property value.
