Market Insights & Outlook
Week 43 recorded a moderation in Dubai's real estate market, with ex-land transaction value declining 6.0% and total transactions, including land, falling 8.6%. Nevertheless, the market generated AED5,876.4 million in ex-land activity, with a relatively balanced contribution from off-plan and ready properties.
Off-plan properties retained a narrow lead at 51.8% of total ex-land value, compared with 48.2% for ready properties. Flats dominated both segments, while commercial properties made a particularly notable contribution to off-plan activity. The substantial mortgage component in the ready market also highlights the different transaction dynamics between completed and under-construction properties.
Land transactions reached AED4,940.1 million, demonstrating significant activity in the development land market despite the moderation in ex-land transactions. Looking ahead, the balance between off-plan and ready demand, alongside the level of mortgage activity and continued land acquisitions, will be important indicators of the market's direction.
Overall, Week 43 shows that Dubai’s real estate market continued to record substantial transaction value despite a decline from the previous week. The combination of a narrower off-plan lead, significant ready market mortgage activity, and sizeable land transactions illustrates a market with multiple sources of activity rather than one driven exclusively by new project sales.
