Off-Plan Market Performance

Total Value: AED702.95 million
Share of Total Market: 51.4%

Flats overwhelmingly dominated off-plan activity, recording AED650.94 million and accounting for 92.6% of the segment. Commercial properties contributed AED26.65 million, or 3.8%, followed by villas at AED21.68 million, representing 3.1%. Hotel apartments and rooms remained limited at AED3.68 million, or 0.5%.

The figures show that off-plan performance was almost entirely apartment-led, with all other property categories collectively accounting for only 7.4% of the segment.

Ready Market Performance

Total Value: AED664.36 million
Share of Total Market: 48.6%

Ready flats recorded AED491.30 million, accounting for 74.0% of the segment. Villas made a considerably stronger contribution than in the off-plan market, generating AED134.76 million, or 20.3% of ready transaction value.

Commercial properties contributed AED34.96 million, representing 5.3%, while hotel apartments and rooms accounted for AED3.33 million, or 0.5%. Although flats remained dominant, the ready market showed broader participation, particularly from villas.

Market Insights & Outlook

Flats remained the market’s principal driver, generating a combined AED1,142.24 million across off-plan and ready properties. This represented 83.5% of the day’s total transaction value.

Villas generated a combined AED156.45 million, contributing 11.4% of the market, largely supported by ready-property activity. Commercial properties accounted for AED61.62 million, or 4.5%, while hotel apartments and rooms contributed AED7.01 million, or 0.5%.

The narrow difference between off-plan and ready activity produced a relatively balanced overall market split. However, their internal structures differed significantly: off-plan transactions were highly concentrated in flats, while the ready segment benefited from a stronger villa contribution.

Overall, the day reflected robust apartment demand across both market segments, accompanied by meaningful end-user and investor activity in completed villas.
